Terms of Service

1. The Service

PropETL (“PROPETL”, “we”, “us”) is a mapping and validation service that converts client Excel and CSV files into Yardi Voyager-ready import files. The service is delivered as a Model Context Protocol (MCP) connector for Claude at mcp.propetl.com and via this website. By purchasing a license, starting a free trial, or otherwise using the service you agree to these Terms of Service.

2. Acceptable Use

You agree that you will:

  • Only upload files you have the right to process.
  • Not use the service to attack, probe, or reverse-engineer other tenants’ data.
  • Not share your license key or resell access without a valid reseller agreement.
  • Validate every generated ETL file against a Yardi test environment before importing it into production.

3. Refund Policy

All sales are final. No refunds. Every purchase is preceded by a 24-hour Free Trial that grants unrestricted access on your actual data. The trial is the evaluation period — please use it. Once a paid license is issued, the purchase price is non-refundable.

4. Intellectual Property & Third-Party Trademarks

ETL import format specifications are the intellectual property of their respective software vendors. Yardi Voyager schemas, table names, and format specifications are the property of Yardi Systems Inc. PROPETL is a mapping and validation service only — we do not claim ownership of, reproduce, or redistribute any vendor ETL format specification. PROPETL is not affiliated with, endorsed by, or sponsored by Yardi Systems Inc., MRI Software LLC, Oracle Corporation, or CTI. All third-party trademarks belong to their respective owners.

5. License & Warranty

A PROPETL license grants you a non-exclusive, non-transferable right to use the service for the duration and scope stated at the time of purchase. The service is provided “as is” without warranties of any kind, express or implied. To the maximum extent permitted by law, PROPETL disclaims all implied warranties including merchantability, fitness for a particular purpose, and non-infringement.

6. Risk Disclosure

PROPETL generates ETL files that write into your Yardi Voyager database. A bad import can create duplicate records, corrupt balances, or break audit trails. You are solely responsible for reviewing generated files and importing them safely. Specifically:

  • Always import into a Yardi test or sandbox environment first and verify the results.
  • Never run an untested ETL file directly against production.
  • Take a database backup before any production import.
  • Column mappings scored below the auto-map threshold should be reviewed manually before generating the ETL file.
  • Validation warnings are advisory; unresolved errors are not — investigate every failure surfaced by validate_data.

PROPETL is not liable for direct, indirect, incidental, or consequential damages resulting from the import of a generated ETL file into any Yardi environment.

7. Data Handling

Client files are processed in server memory and wiped immediately after the ETL file is generated. Nothing is written to disk, stored in a database, or sent to any third party. See the Privacy Policy for the full data-handling model.

8. Termination

We may suspend or terminate access for breach of these terms, abusive usage, or fraudulent purchase. Termination does not entitle you to a refund of any fees paid.

9. Changes to These Terms

We may update these terms from time to time. The “Last updated” date at the top of this page reflects the most recent revision. Material changes will be surfaced on the website; continued use of the service after a change constitutes acceptance of the updated terms.
